| One of the most common causes of mold occurring in a condominium unit in Florida is the improper setting of air conditioning and/or humidistats by the absentee condominium owner(s). Unfortunately, the utility bill savings result in expensive costs to remediate the mold that thrives in the environment, unknowingly created by the unit owner.
It is the responsibility of the unit owner to maintain the proper conditions within their unit to avoid mold. Mold remediation within a unit as a result of an owner, not maintaining the proper conditions within their unit is at the expense of the unit owner not the Association. Mold remediation within a unit can involve duct cleaning, drywall and ceiling replacement, furniture cleaning/replacement, floor covering cleaning/replacement, etc. The costs quickly add up!
To avoid mold in your unit during extended absences, please follow the recommendations below:

- LEAVE YOUR AIR CONDITIONING ON:
Set the fan switch to the "automatic" position
Set thermostat to"cool" at 78 degrees
- IF YOU HAVE A HUMIDISTAT:
Set the humidistat to NO MORE THAN 65 percent
- IF YOU DO NOT HAVE A HUMIDISTAT IT IS RECOMMENDED YOU PURCHASE ONE OR HAVE A PROGRAMMABLE THERMOSTAT INSTALLED - CONTACT YOUR AIR CONDITIONING COMPANY.
